A MULTI-MILLION-POUND retail and business park development could bring 3,000 jobs into the area if plans are given the go-ahead.

The proposed scheme for greenfield land between Blackburn Road, Knuzden, and the Whitebirk roundabout could also lead to £2million worth of improvements being made to public transport systems and cycling networks.

Plans submitted to Hyndburn Council by the Petre Estate include proposals for a research and development park, plus provision for light industry, storage and distribution businesses.

Jobs will also be created at a 'neighbourhood' centre which would include shops, restaurants and cafes, a nursery and a fitness centre.

A maximum of five apartments will also be built at the site.

More precise details about the scheme will be sent for approval at a later date.

An original application for the site was submitted in October 2003 but the Highways Agency banned Hyndburn Council from approving the development because of the impact of traffic on the nearby M65.

A new consultation was carried out in May 2007 and amended plans were submitted.

The council has received 16 letters of objection from local residents, who say that the development will cause traffic problems. Concerns have also been raised about building on greenfield land.

A petition with 86 signatures has been handed in.
